PUBLIC HEARING TO DISCUSS A ZONE CHANGE FOR THE SYCAMORE TOWNHOMES
The Santa Clara City Planning Commission will hold a Public Hearing at 6:00 p.m. on Tuesday April 11, 2017 in the City Council Chambers of the Town Hall located at 2603 Santa Clara Dr., Santa Clara, UT. 84765.
The purpose of the Public Hearing is to receive public input on the proposed Zone Change for 9.89 acres located south of Gates Lane and Clary Hills Drive (SC-208-A-1-B) from R1-10/RA (Single Family Residential/Residential Agricultural) to PDR (Planned Development Residential) for the Sycamore Townhomes.
Zone Change Description
Beginning at a point on the 1/16th line, said point being North 00°34’07” East 1,328.17 feet along the section line to a BLM Brass Cap for the Southeast Corner of the Northeast Quarter of the Southeast Quarter of Section 17, Township 42 South, Range 16 West, Salt Lake Base & Meridian and North 89°23’47” West 194.78 feet along said 1/16th line from the Southwest Corner of Section 16, Township 42 South, Range 16 West, Salt Lake Base & Meridian, and running;
thence North 89°23’47” West 1,138.10 feet along said 1/16th line to the Southwest Corner of the Northeast Quarter of the Southeast Quarter of Section 17, Township 42 South, Range 16 West, Salt Lake Base & Meridian;
thence North 00°23’09” East 733.42 feet along the 1/16th line to southerly line of the Road Dedication Plat for Clary Hills Drive and Gates Lane as recorded in the Washington County Recorder’s Office as entry No. 20120043720;
thence easterly the following (5) courses along the southerly line of said Clary Hills Drive;
thence South 32°07’02” East 66.73 feet;
thence southeasterly 39.83 feet along an arc of a 225.00 foot radius curve to the left (center bears North 57°52’58” East, long chord bears South 37°11’17” East 39.77 feet with a central angle of 10°08’29”);
thence South 42°15’30” East 292.32 feet;
thence southeasterly 111.39 feet along an arc of a 175.00 foot radius curve to the left (center bears North 47°44’30” East, long chord bears South 60°29’36” East 109.52 feet with a central angle of 36°28’12”);
thence South 78°43’43” East 848.85 feet;
thence South 12°56’40” West 226.75 feet to the Point of Beginning.
Containing 430,784 square feet or 9.89 acres.
